Review purchase contracts and all related addenda to ensure all terms and deadlines are met
Gather signatures as needed on any necessary documents
Collect and manage all documents in agents transaction management system (contract and all executed addenda, disclosures, inspections, invoices, closing statements etc.)
Transmit documents to all relevant parties
Submit all broker compliance documents for review
Send introductory emails out to all parties, making sure everyone has all contact details/next steps
Act as a liaison between buyers, sellers, agents, title, lender and other parties
Keep all parties informed of the transaction's progress
Track important dates and deadlines to ensure all parties meet these deadlines
Send reminders for important deadlines
Coordinate inspections and make sure dates/times work for buyer/seller/agent
Ensure that reports are delivered on time and distributed to all necessary parties
Check that the repair request has been sent/received on time
Track repair progress
Schedule any re-inspections as needed
Monitor the mortgage process throughout
Track the appraisal status and make sure it is ordered, scheduled, and received in a timely manner
Check that insurance is bound and sent to the lender
Confirm the EMD has been collected on time and the receipt has been received
Work with the closing agent to coordinate the best closing for the client - scheduling closing times, mail-outs, e-sign closings etc.
Obtain existing survey and confirm with title company that it may be used for closing - order new survey if needed
Order home warranty and send the invoice to title to be paid at closing
Send closing details to the client including utility information, final walk-through time, closing time and location
Set up the DA (adding any referral fees/transaction fees) and send to title for closing
